Durham Region allows accessory dwelling units such as Basement Apartments and Garden Suites. Given these additional units meet local by-laws for zoning, safety, and property standards.
Durham accessory units are a secondary residential unit on the same property as a primary home. It could be a basement apartment or detached Garden Suites. They provide additional living space while complying with zoning regulations for safety, size, and design.
The suite must not be taller than 4.0 meters in height and the greater of 42 sq metre. It must be approximately 5% of the house in size. Plus, 0.6 metre setback is required along the side and rear property lines.
The maximum site coverage is 50% of the area. Plus, a pedestrian path of 0.9 meter wide along the side yard or access from the laneway must be provided to the entry of the suite.
