In 2014, Lanescape was formed to bring laneway housing to Toronto. We teamed up with the authorities of Toronto to crowd-source a draft zoning policy for laneway suites. With input from thousands of residents, the Toronto zoning by-law was officially amended in the Summer of 2018. to allow laneway housing in the city via a simplified, low-cost approvals process.

What Are Laneway Suites?

Laneway Suites by Sooraj Builders are a self-contained residential unit located at the rear of a property, facing a laneway. Similar to a Garden Suite, it is separate from the main house and includes its own kitchen, bathroom, and living space. These suites efficiently utilize urban land, offering opportunities for rental income, housing extended family, or enhancing property flexibility. Contrary to Garden suites, Laneway Suites are uniquely positioned along laneways and must abide by zoning and building regulations, including access to utilities and emergency services. These are an innovative solution to urban housing challenges by maximizing the potential of underutilized spaces.

 Laneway Suitability

  • Public Laneway Access: Your property must be adjacent to a city-owned laneway.

  • Property and Lot Size: The property must be large enough to accommodate a suite with parking and access for emergency vehicles.

  • Land Use Zoning: Zoning laws vary per location. Tour property must be zoned to allow the construction of a laneway suite. Our team will help verify this for you.

Design Flexibility

  • Laneway suites are open to customization, allowing unique finishes, layouts, and interior designs tailored to your preferences.

Utility Connections & Infrastructure
